Payne & Payne Builders has been a family owned and operated business since being founded by brothers Mike Payne Sr. and David Payne Sr. in 1993.     Dave helped start the company with his brother Mike Payne Sr back in 1993. As a founding member of the company he has watched Payne and Payne evolve from doing small renovation projects to some of the most recognizable, complex, and memorable custom homes in Northeast Ohio. He continues to supervise projects in the field and has the title of having built the most homes of any employee at Payne and Payne.

    Dave and his wife Mary reside in Cleveland Heights and enjoy being active and outside. Its not uncommon to see Dave on his bike getting a workout but making time to stop off for a beer to meet friends!

    Dave worked in drywall and framing while in high school and college, before joining the business in 1999 as an estimator. He’s worked as an estimator, project manager, salesperson, manager, and Director of Land Development. Dave thoroughly understands all aspects of building and exemplifies our core value of “Always Improving”.

    Dave is on the Board of the Make-A-Wish Foundation, and is a recipient of their Strength Award.

    Dave enjoys spending time with his family and coaches two of his daughter’s basketball teams. “My family is the best thing in my life, I love spending time with my daughters and my wife, Sarah. We really enjoy living on a large property, being outdoors, and traveling together. We love to travel, but Northeast Ohio is home. I've been living here since 1980 and I don't believe there's a better place to live and raise a family.”

    Dean worked as a quality engineer before joining Payne and Payne in 2002. Since then he has worked on over 100 high end custom homes, including several Cleveland Choice Award winners.

    In his free time, Dean enjoys traveling to new places and spending time with his wife and three boys. He is an avid sports fan and can usually be found watching or playing football, basketball or baseball with the kids. When he isn’t on the go, he can be found at home creating new recipe in the kitchen of his custom Payne and Payne home.

    Eric Payne


    Eric was the third person to join the Payne and Payne team full time in 1995! Prior to that, he worked in the trades doing hands on construction. As acting President, Eric has intimate knowledge of all aspects of building a custom home including experience in framing, siding, electrical, roofing, trim work, painting, sales, design, and project management. Eric enjoys continuing education in building science and always makes himself available to help on projects.

    He lives in Chardon with his wife Lia, and daughters Sierra and Mikala.  In his free time, he can be found playing volleyball, skiing, hiking, hunting, traveling, and motorcycle riding.

    Mike started his first construction business at the age of 22 before joining the Payne and Payne team. Having physically worked in the field both as a trade and supervisor he has experience in every aspect of home building. Currently, as Vice President of Operations, Mike’s focus is on continuing education and improvement, company values, and teamwork.

    Outside of the office, Mike enjoys outdoor activities with family and friends. “We have outdoor hobbies of all seasons, enabling us to truly experience the diverse Northeast Ohio weather.”

    Annie has worked for Payne and Payne since the company started in 1993! She brought with her nearly thirty years of experience in decorating, laying out furniture, and even installing wall coverings.

    “I have truly enjoyed living in Geauga County nearly all my life. Family is very important to me so it makes me happy to have most of our children and grandchildren nearby in the "spaghetti circle"! I enjoy spending time with friends, gardening, traveling, drawing, hiking, biking and singing at St. Mary’s.

    “My greatest satisfaction is experiencing the excitement and anticipation of each new project alongside the customer, many of whom become friends for life! It is truly gratifying to work with our entire staff of professionals and trade partners!”

    Dan has been specializing in the design and drafting of new homes and additions since 1994. He got his start in his family’s business Plan Works. Working alongside his father they created hundreds of house plans all over Northeast Ohio. His attention to detail, knowledge of structure, and passion for getting things right has been a huge addition to our team.

    Outside of work he enjoys spending time with his wife and their identical twin daughters. Dan is a self-proclaimed gadget nerd, loves to watch movies and is a Cincinnati Bengals fan.

    Jill joined the Payne and Payne team in 2015 after working as an interior designer for 6 years at a high end design firm. She is also experienced in retail settings where she became skilled in furniture, space planning, fabrics and selections, Auto Cad, and 3D modeling. Jill’s passion for being an Interior Designer runs so deep, she quit her accounting job to pursue her passion for design, and moved to Indiana to earn her degree. Family and friends pulled her back to North East Ohio where she lives with her husband and dog and enjoys working out and weight lifting.

    Since graduating the University of Cincinnati in 1994, Mike has established himself as one of the most prominent and respected architects in all of Northeast Ohio. Before coming to Payne & Payne, Mike was a partner at City Architecture where he worked on some of the most visible and complex new construction and remodeling projects both in residential and commercial construction. His strong ability to listen and connect with people coupled with his incredible skill and creativity provides our clients the best design and experience. His hand-sketched plans and elevations are truly works of art.

    He currently resides in University Heights and is a member of their Architectural Review Board. He enjoys art, being active in the community and traveling.

    Rebecca Philipson

    Becca got her start in design in 2004 and has since won awards from NARI, the HBA and multiple national suppliers. Based on the wide range of styles we build, her knowledge and flexibility has made her a perfect addition to the Payne & Payne team. She takes the time to meet with clients, learn their vision and style, and then creates drawings in 3D to help clients visualize what spaces will truly look like.

    Craig got his start in the homebuilding industry in 1993 as a Senior Production Supervisor for a large builder in Washington DC. He later transitioned into sales when he came to the Cleveland market and has helped families build new homes all over northeast Ohio. Since joining Payne and Payne in 2013 he has a big impact and become a very important part of our team!

    Craig has had a lifelong passion for rowing and was on the crew team while attending The Ohio State University.  Most early mornings he can still be spotted plying the waters of Lake Erie and the Cuyahoga river.  In addition, Craig volunteers as a coach for the St. Ignatius high school rowing team.  He lives in Ohio City with his wife Gloria, They enjoy going to sporting events, and patronizing  fine restaurants and the great craft beer breweries that Cleveland has to offer.

    In his personal time Jason enjoys being active. He has done Iron Man competitions, Warrior Dashes, and a number of other competitive races. He currently resides in Hudson with his wife and 3 daughters.

    Since graduating from the University of Dayton in 2003, Mark has helped hundreds of families achieve their goal of building a new home in both the Ohio and Virginia markets. His years of experience coupled with his knowledge of land, design, financing and construction allow him to effectively manage the process, the team around him and to set proper expectations for the project, enabling us to deliver a first class experience for our homeowners.

    Mark, his wife, and 2 daughters recently built their own Payne & Payne home in Aurora. When he isn’t working, Mark enjoys playing golf with his family and trying new and different restaurants.

Payne & Payne’s Project Managers act as the “nucleus” of each project, managing the pre-construction activities, project estimates and costs and the selections process. They are the “concierge” for the client throughout the building process and go to great lengths to ensure the project stays on schedule and on budget.

    Brett has spent his entire professional career in residential and commercial construction working on very diverse projects in multiple markets. His experience both in the field and in the office give him a unique skill set to manage projects.

    The most rewarding part of his job is creating a tangible product that people will enjoy with their family and friends. In his spare time, he enjoys spending time with his wife, his 3 kids, going outdoors, hiking, fishing, and backpacking.

    Will got his start with Payne and Payne in 2005 as an intern and then later moved into a Project Management position where he helps our clients pull everything together from timelines, to budgets, and design details. In his free time Will enjoys photography and filmmaking along with working on cars.

  • Justen Musick

    Justen joined the Payne and Payne team in 2016 after working for a large construction company where he specialized in historical rehabs and repurposing of historically significant buildings. Justen also has experience in civil design; including grading, site balances, utility planning, environmental compliance, storm water management, 3D modeling sites and custom management structures and roadway design. He has worked on geotechnical crews taking soil/rock borings, ran the Trimble robotic total station for field surveys, ran ground penetrating equipment, and performed environmental testing for groundwater monitoring.

    Justen and his wife are both from Burton, OH. They enjoy gardening and being outside. They are working on turning their small farm into a small orchard. The thing that attracted Justen to Payne and Payne is the team atmosphere. “Everyone brings different perspectives to each project. I like to see peoples’ individual ideas combine to become something truly unique.”

    Outside of work, Justen enjoys doing anything outdoors, especially gardening/farming, hunting, fishing, kayaking and hiking.

    Jeff joined Payne and Payne in 2016 after working in the building materials supply industry as a sales rep for 25 years. He got his start in Columbus with a wholesale lumber company where he traveled the state supplying specialty wood products and framing materials to builders. During his time he has gained a wealth product knowledge in windows, doors, siding and decking, in addition to framing packages.

    Jeff’s greatest joy is spending time with his family, and watching his boys’ soccer and wrestling teams. They also enjoy biking, golf, cooking, and travel. Their most memorable trip was a week backpacking on Manitou Island in Lake Michigan.

    Bob comes from a construction family and has been a field supervisor since 1989. In his time he’s built homes of all different styles, sizes, and on properties all throughout northeast Ohio. He’s also one of the most entertaining supervisors we have on our team!

    Bob enjoys making his homemade pasta and spending time with his son and daughter.

    Construction Manager

    Don has been with Payne and Payne since 2007. When he joined the team, he brought with him 30 + years of experience in residential construction including; concrete work, framing, drywall, painting, siding, and trim carpentry, and running his own company.

    Don and his wife Debbie grew up here in northeast Ohio. He enjoys spending time with his 2 daughters playing games on the patio in the summer time. He also enjoys putting his love of photography to work.

    “I love the family atmosphere at Payne and Payne, its a fun group of people just to hang out with. I also enjoy taking pictures of all the finished homes and meeting all of the happy homeowners. I get to hear all of the wonderful stories about their experience with building a Payne and Payne home.”

    Gary - aka "The Mayor" (because he is so well known and regarded in our community!) - is Payne & Payne’s Warranty Manager. He has 28 years’ experience in customer service and management. Clients especially enjoy his friendly and easy-going personality, but it his commitment to the prompt resolution of warranty and service repairs that ensures every Payne & Payne’s client’s warranty experience leaves a great final impression.

    Gary has lived in Chardon for 42 years and has served on the Geauga County Maple Festival board for 30 years. In his spare time you will find him on 2 wheels- with a motor or without, on or off road. When not on a bike, you will likely find him in the back yard spending time with his grandchildren!

    Matt has been in the construction world since 2002 both working in the field and running his own business. He joined the Payne and Payne team in 2009. His attention to detail and drive to get things right has made him a strong member of our team.

    Outside of work Matt enjoys spending time with his family and being outdoors. His favorite part about the job is getting to work directly with the team of trade partners and craftsman to build a high quality and high performance home that he’s proud of.

    Nick joined the Payne and Payne team in 2002. He has worked in the construction industry since he was 14 years old, gaining experience in nearly every aspect of the business from physically building to supervising.

    Nick enjoys spending time with his wife and three boys. He has helped coach each of their soccer, football, and baseball teams. He also enjoys playing volleyball with his family and friends and completing projects around the house on his ‘honey do list’. In the summer, you can find Nick and his wife out for a ride on their motorcycle, enjoying the countryside.

    Nick has spent his entire life in the homebuilding industry. As soon as he could walk, he started pushing a broom for his father’s home building company. As he got older he worked for as many trades as possible, learning as much as he could, including excavating, masonry, framing, roofing, siding, electrical, drywall, and finish carpentry. Eventually Nick went to work as a carpenter and project manager for two high end residential construction companies before joining the Payne and Payne team in 2016.

    Nick lives in Chardon with his wife, daughter, and 5 boys! With an active family, Nick’s free time is spent enjoying the activities the kids are involved in: volleyball, football, soccer, baseball, basketball, and ATV motocross. Nick also enjoys the people he works with. “The selfless drive for improvement and success (at Payne and Payne) is contagious. I have never experienced anything like it.”

    Bob was born and raised in Geauga County and is a Chardon Hilltopper Alumni. In addition to managing homes in the field he also spent some time in the industrial world, ran his own business, and went to flight school in Tulsa, Oklahoma. In his spare time he and his wife attend their kids' events which include football, baseball, gymnastics, and cheerleading! Also, Bob actually built a home with Payne and Payne back in 2002!

    I joined the Payne & Payne team in 2014 after spending 18 years out of the work force while raising my son, Dale. I love my job as office manager because every day is different. I am able to interact with our clients, trade and supplier partners and teammates at Payne & Payne. I truly enjoy seeing the process of building a home – taking ideas and dreams, transforming something abstract into plans and drawings and then from those plans constructing something tangible that will house a family for many years to come.

    In my free time, my husband Dave and I love to try different restaurants and enjoy any kind of live music – especially at an outdoor venue. We also love to travel whenever possible with Key West, Florida being one of our absolute favorite places.

    My family recently purchased a home in Willoughby and enlisted the expertise of my teammates, trade and supplier partners to help us completely remodel.

    Kathy joined Payne and Payne in 2013, coming over from another homebuilder. In addition to her day to day duties on the financial end she also helps keep things fun in the office often planning and setting up company parties and activities.
